Before beginning, collect the latest architectural drawings and confirm their revision dates. At minimum, you will normally need floor plans, enlarged plans, the door schedule, door elevations, partition details and relevant specification sections.

1. Confirm the scope of the door takeoff

Define exactly what the estimate includes. A subcontractor pricing doors and ironmongery needs a different breakdown from a main contractor preparing an outline bill of quantities.

2. Review the door schedule before counting

Read the door schedule first, even if you intend to count directly from the plans. Note the mark, level, location, leaf size, frame type, fire rating, acoustic rating, finish and hardware set for each opening.

Schedules can be organised by individual door numbers, such as D-101 and D-102, or by repeated types, such as D01. Individual marks should normally appear once, whereas a type can occur many times. Understanding that distinction is essential when checking your final total.

Look for paired leaves, unequal double doors and door-and-a-half arrangements. One scheduled opening may contain two leaves, so track both opening quantities and leaf quantities where purchasing or labour depends on the difference.

3. Calibrate the PDF drawing

Even though doors are usually counted rather than measured, calibration remains useful. It helps you distinguish similar openings, verify nominal widths and investigate symbols that do not match the schedule.

Choose a clearly dimensioned distance, such as a 6,000 mm structural grid or a 3,600 mm room dimension. Set the PDF scale and test it against a second known dimension. If the test is wrong, check whether the sheet has been resized, cropped or issued at a non-standard scale.

For a multi-storey project, finish and review one level before opening the next. Record subtotals such as Ground Floor: 42 openings, First Floor: 38 openings and Roof Plant: 6 openings. Level-based subtotals help isolate discrepancies during checking.

6. Reconcile counts with the schedule

Compare the plan count with the scheduled openings. If the plans show 86 openings but the schedule contains 84 marks, do not simply use the larger number. Find the reason for the two-door difference.

Common causes include duplicated door tags, untagged openings, doors shown only on enlarged plans, schedule rows omitted during a revision or existing doors included in one document but excluded from another. Log each discrepancy with its sheet number, grid reference and assumption.

How to avoid duplicate door counts on PDF plans

Revisions create another risk. Never add counts from a revised sheet to quantities from the superseded version. Archive the old takeoff, replace the affected sheet and recount or compare only the changed area.

What details should a door takeoff include?

Two single doors of the same size can have very different costs if one is a basic internal door and the other requires fire resistance, acoustic performance, access control and vision panels.

Record leaf dimensions, material, thickness, configuration and finish. For frames, capture material, wall thickness, profile, finish and whether the frame is supplied assembled or in sections.
